Construction Management Tenders

Tenders must be lodged by the closing date and time of 18 August 2026, 02:00 PM.

The contract price is a lump sum. Prepayment is 10% of the phase 1 contract price. The completion amount is 2% of the contract price.

Warranty periods vary by building element, with electrical fixtures having a 10-year warranty and electrical switchboards having a 15-year warranty.

Tenderers must maintain their prequalification to the required level (CL or CLrestricted or R2 at F5 and above) throughout the project duration.

Delay costs and liquidated damages apply for delays to milestone completion, with specific rates provided for different milestones.

An industry briefing, which serves as a site visit, is scheduled for Tuesday, 14 July 2026, commencing at 11 am. Tenderers are requested to meet near Capital Pathology Civic, Garema Place, Canberra ACT ****.

Samples required for approval are listed in the design documentation technical specification. The contractor must match approved samples and keep them in good condition on site until completion.

Failure to submit the completed tenderer declaration or supply required information may render a tender nonconforming. Late tenders will not be considered unless due to an action or omission by the territory.

The fitout works are expected to be carried out under one separable portion of works. The customer is looking to commence the services for package 1 in August 2026 with a targeted completion date of August 2027. The expected contract commencement is 28 September 2026 and continue until 24 September 2027.

Deliverables include operating and maintenance manuals, warranties, guarantees, as-built drawings, and a draft commissioning and handover plan, in accordance with the timeframes provided for in the contract.

Tenders will be evaluated on the basis of best value for money, considering weighted criteria such as contract delivery (40%), experience (25%), specified personnel (25%), and program (10%), as well as unweighted criteria including modern slavery, environmental sustainability, pricing, financial capacity, and indigenous procurement policy considerations.

Potential suppliers must be accredited under the WHS Accreditation Scheme prior to contract entry. They must also hold valid and satisfactory Statements of Tax Record (STR) and comply with the Workplace Gender Equality Act **** (Cth) if applicable.

Attendance at the site visit on 9 June 2026 is mandatory for potential suppliers who register for the industry briefing. Attendees whose details have not been notified to the contact officer by the time specified in the atm details may be refused entry to the industry briefing and site visit.

Complaints relating to the ATM are to be directed to the director of procurement at procurementfeedback@dcceew. gov. au.

Tenders may be excluded if they are incomplete, clearly non-competitive, or if the tendered price is assessed as being clearly outside the prevailing market range. Failure to comply with mandatory requirements, such as attending the industry briefing and site visit, can also lead to exclusion.

The deadline for tender submissions is 10:00 AM AWST on Wednesday, 29 July 2026.

The contract duration includes a twelve (12) month defects liability period upon issue of practical completion.

The principal has adopted a best value for money approach, considering price but not necessarily accepting the lowest price.

The City of Albany seeks to engage a suitably qualified registered building contractor.

Liquidated damages of $500 per day will apply if work does not reach practical completion by the specified date or an amended date.

Tenderers are requested to attend a site inspection on Tuesday, 30 June 2026 at 1pm. Attendance is not mandatory.

The supplier query cutoff is 10:00 AM on Wednesday, 22 July 2026.

An offer may be rejected if it is not submitted before the deadline, not submitted at the specified place, or fails to comply with any other requirements of the request.
