The tenant must pay the rent at the times and in the manner set out in item 8 without demand, abatement, deduction or right of setoff. Outgoings are to be paid to the assessing authority or the landlord within 30 days of demand. Interest is payable on overdue rent or money at the rate fixed under the penalty interest rates act ****.
The landlord makes no promise or warranty that the premises are or will remain fit for the permitted use. The tenant enters the lease with full knowledge of any prohibitions or restrictions on how the premises may be used.
Qualified and experienced cafe operators are invited to enter into the lease.
Interest is payable on overdue rent or money at the rate fixed under the penalty interest rates act 1983. The tenant must pay to the landlord all the landlords and ministers costs of and incidental to any default by the tenant.

Events of default include failure to pay rent, failure to perform obligations, or an insolvency event. If an event of default occurs, the landlord may reenter the premises, determining the lease.
