Ipswich City Council is seeking a qualified service provider to lease and operate a facility at Robelle Domain, Springfield Central, previously used as a café. The lease period is for five years. The facility includes a fully equipped commercial kitchen. Council aims to enhance visitor experience and support increased use of the Robelle Domain precinct. Operators are invited to propose innovative and viable solutions that maximize value for council, the operator, and the community. Potential services include food and beverage, retail, events, cultural and educational use, business use, and other commercially viable, non-traditional uses. The successful operator will be responsible for service expenses, licenses, permits, and approvals. The tender process includes a site visit on May 7, 2026, and the closing date for tenders is May 25, 2026, at 2 PM. Last day for clarification requests is May 18, 2026.
The closing time for tenders is Monday, 25 May 2026, at 2 PM. The anticipated contract commencement is 01 September 2026.
Conforming tenders will be assessed against the following criteria: facility optimisation, business viability/sustainability, social/community benefit, value for money, and local content.
Tenderers are required to submit information including business registration, company profile, insurance certificates, financial credibility, referees, past project experience, key personnel qualifications, subcontractor details, quality assurance processes, work health and safety documentation, quality assurance standards, sustainability practices, and conflict of interest declarations.
A site visit is scheduled for Thursday, 07 May 2026, from 10:00 AM to 11:00 AM at the Robelle Domain stage.
The last day for clarification requests is 18 May 2026.
Tenders may be rejected if they are lodged after the closing time, do not comply in every respect with the RFT documents, do not comply with applicable regulatory requirements, or seek to include the tenderer's own conditions of offer or contract.
